This growth reflects a deeper and more active investor base across the submarkets. Investor demand across northern Baltimore City is primarily focused on workforce housing assets, supported by a diverse employment base. Across recent transactions, these properties have been consistently targeted for their ability to deliver rental upside through renovations and operational improvements.

New construction has been relatively limited across northern Baltimore City, with total inventory expanding by just 1.1% compared to 9.7% citywide. With less competition from new supply, investors are increasingly targeting assets where interior renovations, improved property management, and additional revenue streams can meaningfully increase income.

At the same time, underlying fundamentals across northern Baltimore City continue to support long-term demand.
