ROI on Green Affordable Multi-family Housing

Recent study from affordable developers who meet Enterprise Green Communities Criteria indicates an expected eight year return on investment.  The study concludes:

Green premium per rental unit: $4,524 
Percent added to total:  2.1% 

Average Lifetime Savings From Conservation Measures
Utility savings per unit: $4,851 
Internal rate of return: 17%
Simple payback period: 8 years 

According to the report, the most effective ways to slash utility cost include building to or exceeding Energy Star standards; installing Energy Star appliances and lighting; and installing water conserving products.  Installing the low-flow fixtures and appliances had a very short payback with great savings.
